Safety certificates are vitally important for any homeowner wether it’s a private home or a rental. The test will determine the condition of the wiring and accessories throughout.
One part of the test is a visual inspection I tend to do this first, I feel it gives me an idea on what to expect when testing. Things I’m looking for are broken or damaged fittings and fixtures, loose switches and loose earth bonding etc.
Visual inspections are just as important as the testing side of things, recently I had thermal damage (scorch marks) within a shower pull switch, which could very well be missed when testing but would go down as an instant fail and remedy’s would need to be put in place.
I can also determine the age of an install with sight, just because an install is 50+ years old doesn’t always necessarily mean that it needs re wiring. If most installs have been left untouched you can almost guarantee it would be in fair condition for continued use, the wiring that is.
With regards to old installs that haven’t been tested for a long time, there will almost certainly be remedial work needed as regulations are always changing almost yearly.
